landlord selling, no time limit on lease, what are my rights?

I've just bee sent a link to a website that shows the property I am living in is up for sale.


My tenancy agreement was signed in May and I have lived here for 16 years. My landlady and I have been on good terms, but in the recent lease she didn't specify a time limit (only a start date) and I didn't notice this until now. She'd done the same thing before on a previous lease.


Our past leases have been on a two-year basis. I would like to be able to see out this lease to May 2014. Would I have the legal right to do so if she sold?

Hi timber.


it did happen to me with the previous owner of my apartment which I have lived for 12 years. After the sale my previous landlord called and made an appointment to see me with the present owner, informing me that the house has been sold to and all cheques will be payable to the new owner. Previous owner and the present landlord explained to me that my previous landlord sold the property in which my rights as the tenant is protected. I am living in the same apartment till now.. just turn 15 years last May.

Thank you for your response. I'm not overly hopeful about our case - the lease does not specify a time limit so I don't know what that means for us.


Also, it's on the market at a rate way higher than what we pay now. I don't blame her for selling, but I need to know what our legal rights might be.

your legal right are in your contract. what does it say about termination rights?

It says "During the two months immediately preceding the determination of the said term of tenancy" the landlord can put up a notice that it will be for let. However, for the 'said term, there is only a start date - the number of calendar months is not specified.
