I need to move within HK to a better yet family friendly place-- 1 year old + helper = 4 of us. Am in ap lei chau/aberdeen area now-- and it is getting too run down and gross.


I have no idea where to go really-- and my HK wife does not either. Honestly I feel like "native" HK people (whatever that means really) know little more than expats/foreigners here. But I digress.


Rent should be under 25k if possible-- for a 3 bedroom, with maid room if possible.


Any suggestions from forum citizens most welcome. Estates to check? districts? Would prefer estate style -- playgrounds etc good for the kid.


Also as noted above-- I'd be more than happy to pay someone to advise me and even help search. Have asked a couple agents, who seem to think I was asking them something really crazy, like levitation lessons.

Santafe offers a relocation service along with thier removal service. So, if you are going to move, use SantaFe for the removal and then ask for their relocation service.

They will advise and 'introduce' you to the area. Check their website for detials of the service.

thanks all for the tips-- keep 'em coming.... will checkout Ma Wan and DB-- I assume decent public or ESF schools are okay/acessible there? I only need them for a few-five years, I hope, before leaving HK for elsewhere

Don't disregard the New Territories. 25K will get you a nice place in Yuen Long check out Fairview Park

1. Olympian City....great lcoation.......and with lovely clubhouse for kids....

Though probably not up to the minute accurate, between Midland Realty, Hong Kong Homes, and maybe a few more others on this site can contribute, you can get an idea of conclaves and rental rates.

To make this more meaningful for you, you should have preferentialized areas, eg ?

1/ Happy Valley

1/ Shui Fai Terrace

2/ Mid levesl

3/ Sai Kung

4/ Tsing Yi

and so on.

- Is urban vs suburbs ? Convenience vs less pollution ?


Just budget and schooling is not enough.


Rental agents always manipulates you to see Higher THAN your budget. But that may be helpful to "compare" as range, as long as you know what's your bottomline. In viewing a limited section of the forest, you can pick the "tree" that suits you the most. (Figuratively speaking only.... Not being Green-Correct, I know). Don't show emotions when you view esp if you're ecstatic about certain property.


Agents are mostly working on the side of the landlord (as these are their returning "rice bowls"). Be your own agents and negotiate with savviness. I don't think agents are on the side of the renter. There are exceptions (I hope). Use several agents and let them know you have NO LOYALTY....... for obvious reasons.


You did not mention if you or wife speak some Cantonese, or you want to be around expats mostly.
