break clause - terminating contract

Hello

I need advice from somebody that understands in tenancy agreement..

I signed for a 24 month contract, and deposit 2 month rental payment.

I would like to know what are the consequences in case of breaking contact. this is whats written in the contract but if anybody can simplify it for me it will be great...


Break clause: notwithstanding anything to the contrary hereinbefore contained, the tenant shall be entitled to terminate this agreement earlier than as herein provided by serving not less than two months written notice or by paying one months rent in lieu to the landlord provided that this agreement shall not be terminated earlier than a date shall be (12/14/13) months from the commencement date of the term (i.e, the tenant shall rent the permises for at least 12 months)

I am assuming 12/14/13 is 14th December 2013. You are liable for the rent in full until 14th Decembver 2013. After 14th Dec 2013 you can give two months written notice or you can pay one months rent in lieu to the land lord.


If you intend on breaking your lease prior to 14th December 2013 you are responsible for paying the rent in full until 14th December 2013. If this is the case you would be best advised to contact your landlord to see if you can work out a compromise. Suggest a six month payment or a sub lease or suggest that you will find a tenant to replace you at the same rent with landlords prior approval paying agency fees etc.
