When I signed my lease with my landlord I paid the standard first, last and deposit. I am leaving HK on August 1 and my landlord wants me to pay for July and then give me last month and the deposit back at the end. Since I have already paid for last month, do I legally need to pay it again or is my landlord just mistaken?

I have heard of so many people getting screwed over their deposit for regular wear and tear that I don't want to be out a months rent if he decides to keep that too.

Any insight?

Malka is not entirely correct. I've been renting in HK for over 8 years. My contracts with various landlords have always been first month rent and one month deposit. Period. It is how you negotiate. They do look at your financial situation in assessing potential risks, though.

Generally it's one month payment in advance and two months deposit. It is very rare for landlords to ask for one months deposit, to my knowledge they WILL ask for TWO. Read your contract carefully and my advice would be to abide by what is in the contract.
