It has been 2 months since we moved to a new flat. When we left the previous flat, we had paid the previous landlord Six thousand HKD for repaint, cleaning fee and repair of minor damages. However, the landlord is now asking us to pay five thousand HKD more as a renovation fee because the money did not suffice.
Do I need to pay the additional fee? Is there any legal actions that he can take if I decline to pay ? Kindly please shed some light and advice.

What does it say in your rental contract?
If there's nothing in the rental contract or amendments to it,
I do not see what leg the landlord would have to stand on

Hello, there are no strict rules to say ex tenants must have to pay, therefore do not pay yet UNLESS you are given evidence/proof from your ex-landlord that (1) it was you who did the damage; and (2) if the fee charged on the renovation is reasonable.
