I may be in urgent need to cancel a new contract for residential. The term is supposed to start on March 22nd. One month safety deposit has already been paid.
Can I legally cancel before the official lease date starts without any penalties? Any relevant info is highly appreciated, thanks.

The lease agreement has not been stamped yet, at least I haven't heard from the agent yet that it has in the meantime. But I don't think so, government works slow.
I have read that a lease is only valid once it has been stamped, that would mean I can still get out of the lease and get my deposit back. The question is only will the agency go for it without a fight?

I think you will lose your months deposit which seems fair as the owner has stopped looking for a tenant on the basis you are moving in so it is not fair that they may have an empty flat because of your circumstances.
One option may be to find a replacement tenant for them so they are not out of pocket.
