Bait and switch
Does anyone know whether real estate agents (licensed or not) are exposed to actions being taken under the Trade Descriptions Ordinance?
Or, is it because the Trade Descriptions Ordinance pertains to “goods” and they can hold out that they are only providing a “service”?
In any event, although not all perhaps, a very significant portion of real estate agents use “bait and switch”, and the ethics of this profession in Hong Kong are disgusting.
It is so obvious from their faces before they even look at their computer screens, frown a little, and with well rehearsed care with feigned surprise utter a few second later “oh Sir, that one has already been sold/leased”, that they knew full well in advance.
….followed shortly by “but we have…..” which inevitably is more expensive, smaller, in an older building and is a cockroach infested dump.
Can anyone recommend an Agent in Yuen Long area without the morals of an alley cat, and has some integrity?

I think it is a tactic to BE EXPECTED.
They are going to put the "cheap" goods in the window, not the general stock that they have. If you want a bargain, you may need to dig a bit, be patient, or negotiate well.
Why?
There are not as many panicky sellers about as you may think,
