BUYING A HOUSE IN HUA HIN THAILAND

Looking to buy a holiday and eventual retirement home in Hua Hin, Thailand. For this purpose need to use a good agent who is reliable and trustworthy. I have surfed and found what seems to be one with a good reputation www.huahin-property.com - anyone out there used them/know them/opinions please ?

Go there! Also be very careful as foreigners can only own 49% of property. There are all sorts of deals for condos and you can have a company etc but it is expensive and complex. Check out www.thaivisa.com for a really good look at property in Thailand. Hua Hin is lovely though. Quiet and when I went there 2 years ago still cheap. Not so cheap now. I was there about 6 months ago. Cha Am might be nice too. If you have a Thai wife you can buy it in her name and have some kind of lease. In short though your money would be far safer in a beachfront apartment in Oz. Many people build there own places. I looked at some places in Isan and they were so over priced compared to the cost of building. Checkout the forum of www.thaivisa.com. Sorry if you know all this already!

Hi my name is Harold from Scotland, I have bought a house in Hua Hin. The area is very up and coming and prices are rising fast so its the time to buy. To answer the first entry from Trevor I used the lady Sue at www.huahin- property.com, you are right she is very good and I would recommend her to anyone going there, nothing was too much trouble. When we go back to see our house thats being built now we expect to bring some friends along who also may wish to buy there and we would go back to the same agent. I hope this helps you.

Hi there,we also bought a house from Sue Hua-Hin property, we have found her very good, like Harold said, nothing is too much trouble. Our house should be complete by October and we are looking to go over to furnish it. We know some others who have bought through Sue, and they are really happy with how it's going.

Hi all, we have also purchased a house from Sue at Hua Hin Property. It will be finished in December. We have found Sue extremely helpful, and we were even able to change to a larger plot after signing contracts. We are kept informed every step of the way and even the developer sends us photos every two weeks to show progress. It is very important to have piece of mind whilst your property is being built especially if you are in a different country. I highly recommend Hua Hin Property (it's a shame that English Agents are not as helpful).

Hi eveyone I am in the process of buying a house in Hua Hin. Great place. House will be ready in January. I've used Terry and Sue at Hua Hin property. They are brilliant. Nothing is too much for them. I think living in the UK and trying to buy thousands of miles away that there is a huge risk especially when you are sending payment instalments. I'm totally confident in Terry and Sue who oversee the payments to the developer. Think I would be lost in the property maze without them. If you are buying in Hua Hin they are the best agents to deal with. Frank

I know a good guy called Roger Perrin who has a invested in a number of properties in Hua Hin. If intrested I can refer you he is a good guy Scottish!

Agree that Huahin is one of the top spots to buy...reasonably off the radar for most of the HKers and Europeans who all see ads for overpriced stuff in Phuket and Samui. I've not dealt with Terry and Sue but they sound well recommended. However, I used TH-property:

and they're great. Craig, who runs it with his partner Nim. You need someone Thai on your side down there or you're gonna get fleeced. More important is getting a good lawyer, as I presume you can't read Thai so make sure you're getting the right deeds (3 types in Thailand & you need the Chanote)...

This seems to have generated quite a few replies. A friend of mine is now in Hua Hin and saw Sue at huahin-property.com this week, seemingly she's still giving her all and he bought one from her. An earlier reply mentioned TH property, we went there but they have their own projects and we felt they were trying too hard to push their own stuff - just my opinion on them. We did not feel they gave us a choice.

I am going to Hua Hin in October 2005 with the view to buying a property out there. We are also at the moment looking to deal with the Hua Hin Property Company and would be grateful if anyone can advise us on how they found the legal side of things ie setting up a Thai Ltd Company etc.

Any replies would be appreciated.

Apologies for not getting back to you before now. You asked me in your mail what the extras were on top of the property price. We set ourselves up as a Company which cost around £300 and we had to install a kitchen which did not come included in the price of our property but this may vary depending on the builder. This cost us £850 but this was for a bespoke kitchen so I am sure you will be able to get one cheaper elsewhere and also we paid extra for air conditioning which again does not come as standard but there are several to choose from and they are fairly cheap. In all we paid approx £1500 on top of the cost of the property. Sue and Terry were great to deal with. They take the strain out of what would otherwise be a daunting prospect. We would recommend them to anyone wanting to buy in Hua Hin. Again apologies for the delay I hope this reply is not too late to help you. If you need to know anything else please contact me again and I will watch out for your posting this time!!!

Has anyone had recent interation with Khun Sue at huahin-property? Has anyone had contact with Khun Gon (or Korn) the number 1 sales reresentative at huahin-property? We have been dealing, very unsuccessfully I might add, with Khun Gon. He agreed on a price for a property and then asked us to transfer the deposit immediately into his personal account without signing any papers. We have attempted to use a lawyer and a business friend who are Thai to deal with him and are very, very frustrated. We are looking for a genuine and reputable real estate agent to assist us in our search. When Thai people say to stay away, I listen closely.

Get smart. Go take a long look at www.thaivisa.com and listen to what the local expats are saying on the Hua Hin thread. Then maybe talk to the property people linked to thaivisa or another reputable group. Either buy a condo with less than 50% expat ownership or form a company and lease the property. Not sure of the details but many can tell you. Go to Hua Hin and spend some serious time there. Perhaps then buy. But why buy when you can rent for next to nothing? Having said that I have seen the prices shoot up in the last 2 years but selling one... Hmm. Not to mention the political situation unfolding there. Risky, risky.

This is the first time I have ever had time to read all your kind comment about my company. My name is Sue and am the director of HuaHin-Property.com together with my husband Terry. I am of a Thai national and my husband is English. I would like to post this reply to 'Sirina'. Khun Gon is not only our company senior sales but my very own brother. He is a kind,honest and very religious man. He would spend his spare time working for charity for the Buddhist radio broadcasting for a well-known temple in Bangkok. Therefore his motive to ask for the funds from the buyer to be transfered into his personal account on that particular deal was genuinly pushed for a quick sale by the seller. And for the buyer's own protection he had asked for the deposit funds to be transfered to himself to make sure that the receipt would be obtained for the buyer. He had to act on my behalf because during that time I was in UK for a short visit. I have cleared the doubts with the buyers now and that they have decided to buy the same property again and yes! at a higher price too.

Would be interesting to hear from people who try to sell their Thai properties - there's many new projects coming up but how strong is the secondary market in Thailand, Bali etc ?

If you are thinking of purchasing a property then please contact my office or e-mail to me. Your questions will be answered. But if it's just simply to satisfy your curiousity, then perhaps no explanation is needed at this stage. All of our clients who have placed their trust in us, we will always honour them and answer all their queries as best as we are able to. To answer the question you have for Sirina, yes, it was the same property that they bought with us. With regards to my brother's motives, again no further explanation is required since this has been clarified with the client themselves when they signed the contract.
