I have rented out a 3 bedroom flat for 2 years in Pokfulam. Like most, if not all, apartments in HK have wooden floors, they look beautiful but I am finding them very prone to surface scratches, especially susceptible to 2 young children and their toys.
Would a landlord consider this general wear and tear, as laid down in my contract, would would they expect to be compensated at the end of my lease.
The scratches are surface. I have bought rugs for the children's room to protect as much as possible and scratch pads for the furniture legs.
