So this wkend our agent took us around the CWB & Sai Kung area and showed us about six homes.
I have to say of the two areas, I favored the homes we saw in Sai Kung more...although I can't really say much about either area since most of what we saw was while driving. (Hard to get an impression of an area driving 40-50mph)
Not really sure how we're supposed to tour the area since we have no friends out there and aimlessly driving around by taxi is pointless.
Perhaps a local agent could drive us around and show us the area?
Anyway, back to the houses. All the places we saw were either detached or semi detached homes...and that's definately what we're wanting.
The first two homes we saw were nice, but the fact that they were surrounded by a ghetto type neighborhood, along with garbage strewn about the area was a big turnoff! And the prices (upper 40's to mid 50's) IMO were not fitting with that environment.
Two other houses we looked at were in better neighborhoods, but with worn out dated 80's style interiors..yuck. (Prices around the 50's)
And finally the last two we looked at were in what appeared to be a very nice quiet neighborhood. The first house was older but kept nice, and the other house was newer (both around 2000 ft)...but geez, they were asking in the 60's range, which again I find ridiculous considering it's Sai Kung, not mid-levels. (And neither of these were beach front homes or even had yards or pools.)
Have prices in the New Territories escalated too?!
Is this normal to pay 50-60's+ range for a new or renovated 2000-2500ft home (detached or semi detached)in Sai Kung?
Or is it possible to find that for less (say mid 30's to upper 40's range) if I just keep looking long enough?
Please tell me I can find what i'm looking for...I'm getting depressed I may be stuck in highrise hell forever.

You can get nice places for under 40K - we have lived in Sai kung for 11 years - rent has been from 52,000 down to 37,000 (same house).
There is a great selection of places to live in Sai Kung - some villages are better than others to live in, and some houses are better than others - you may want to look at Floral Villas, Forest Hills Villa, Jade Villa, Greenpeak, Greenfield, Country Villas,the road leading down to the HK Marina, Habitat area, Chi Fai Path, Marina Cove, Fau Sung Rd,seaview villas, Violet Gardens,(anything along Chuk Yueng Rd)to name a few that have fairly decent housing at affordable rates (at the moment).
There is a new lot of houses just finished called the Capri - brand new in a convenient location for $65,000/month with their own swimming pool. (high end of the market)

Funny enough, the one place I liked the best was (of course) the most expensive & happened to be located on Chuk Leung Rd. The asking price was in the low 60's. The best we could do is maybe mid to upper 40's.
Would it even be worth it to ask if the owner would consider that price?
My agent says the place has been empty for 3 or 4 mths now.
Yeah dimac, I saw the capri on one of the agent sites. It looks great!
I've been looking on the internet at various agent sites, and the strange thing is I'm seeing some of the same listings, but at different asking prices.

The real estate agents get 50% commission on the first months rental from the LL and the tenant so it is in their best interests to get as high a price as possible - advertise on what they think the market will bear - they are the ones responsible for the rent hikes and property prices, as a result their will be different prices advertised. Offer what you are prepared to pay, if they do not take it then move on - they will not be good LL if they are too greedy. Most people in Jade Villa, Greenfield Villa pay pay from low 30's to high 40's depending on the house and when they started to rent. Don't spoil it for the rest of us by accepting high rent demands - because that pushes the prices up for everyone else!

Oh definately dimac...if the agent/landlord does'nt like my offer, we'll most definately move on to the next!
No big deal to me...I just see it as "was'nt meant to be" kinda thing. I'm sure the right house is out there, just gotta be patient.

Would also recommend Theresa at Ricacorp in Marina Cove, She was excellent, (if she's still there), also Marco Ma at Eastmount properties is very nice, he's across the road and round the corner slightly from Mcdonald. Rents have definately gone up out this way, apparently there has been a bit influx of people moving over from the island, but I've seen very few for as high as you've been shown.

To give you idea, I used to live in Sea View Villa - lower (am separated now - hubby still there) we have been there 18mths and pay 28,000 but we are not on the waterfront side
