Where to live Mid Levels or further afield?

Hi, my husband and I have just arrived in HK and so far we've seen some seriously tiny apartments close to the escaltor and others in Kotewell road that are greener/bigger, but would involve bus/taxi or a long walk. Our budget is $25k and I'll be working in IFC2, should we be looking further afield to get something reasonably big and bearable? I'll be working fairly demanding hours and don't want too much of communte. We're past the LKF scene, but do want good shops/restaurants/supermarkets etc.

I've been reading the threads on MLs vs Happy Valley etc. and am at a loss to know who to believe - should we also be looking at something on an MTR line for the aircon'd travel?

Any advice?

You could have a look at Queens Terrace in Sheung Wan. This hi-rise complex is less than 5 years old and is easily walkable to IFC2 in 20 minutes (once you master the pedestrian footbridge via Shun Tak Centre!). Units of 800-900 square feet are less than HK$20,000.

How much of a commute do you want? If 20 minutes suits then you could look at Park Island or if you want 30 minutes you could go to Discovery bay. The rents tend to be cheaper in PI than DB but you will need to have a look at them. The ferry piers are right at IFC so getting to work should be quite pleasant.

Check out Cherry Crest in Sheung Wan - I think some are still empty. Its next to a small park for the green, around 1000 sq ft but the layout is not great but no different to most other places, there is a small gym and a pool due to open shortly, its just at the end of Staunton St so an easy walk to the escalator (5mins) and there are no buildings really close by so you get a real feeling of space when you look out.

if your budget is around 25K all in then in ML you can get max. 1,000sqf in a good bldg. on conduit road.

Sheung Wan is the way to go. You'll get more space and you'll be living in a neighborhood on the way up.

Transport to IFC is extremely convenient, as there's very little traffic from Sheung Wan to IFC since IFC is before the mess in Central/Admiralty.

You've got buses and MTR, and trams and walking are convenient too.

About 10 minutes walking to Soho, LKF a bit further on.

Queen's Terrace & Prince Tower are good choices in your range.

Many Shueng Wan aprtment options have been listed here. I am interested in area, but ask - are the buildings generally bug free?
