We have just arrived in HK this week and have been frantically looking for flats around Tung Chung as a friend of ours is also moving here in January to CC and we would like to be near them.
We have been quoted prices between 13.5k for an unfurnished split level B apartment in CS, but reading the older threads some peoplehave mentioned getting three bedroom flats for around 8 or 9k. Is the agent trying to take advantage of us, or have the prices sky rocketed recently and this sum is ok?
My husband works in Central so wants to be walking distance to the MTR (which is why we have mainly been focusing on CS), so we haven't really looked at CC because there seems to be an issue of long waits for the shuttle buses to the MTR from there. Is this still an issue?
Would really appreciate the feedback, if any.

Hi, I live in CC and we never have to wait more than 5 mins. for a bus. Yes - buses are a lot more full due to the new residents, but i've heard that the Phase 3 buses will be running soon so that should alleviate the problem.
As for prices, i dont think the prices have 'sky rocketed' - as for 3b/r apartments, in Caribbean Coast they range from between 8-9k (1020sqft.) to 11-13k (12XXsqft.). Not sure about prices at CS.
Anyways, there are loads of agents in the area, shop around to get a feel for prices. Dont be hesitatant to drop your current agent if you feel he/she is taking advantage of you. If you want more info, feel free to PM me.

Went to view apartments last weekend. Saw a number of flats in CS. Wanted 3 bedroom and there are a lot available. One of them has never been lived in. Prices varied from HKD10.5K to 14K, all either A, B, C or D. 14K has converted one of the bedrooms into study area. It was interesting but too expensive compared to others available. La Rossa hits the market this weekend where prices are expected to be 12K so prices in older blocks may drop.

I would like to mention that CC has a shuttle bus from CC that takes you directly to Central (35 minutes) and also to TST (35 minutes) from monday to friday peak hours (TST has saturday service). This makes it very convenient for those living in CC who takes office in Central or TST; they dont need to take the MTR.

Yes you probably could find something for 5-5.5k but it wouldnt be in any of the MTR estates...probably in Yat Tung or Fu Tung estate.

fakeisum, FYI, I viewed a flat B, Tower 2, split level last weekend for 14K. Fully furnished but with dining room extended by knocking down a bedroom wall to make a study area. IMHO your asking price is not very competitive.

14K is reasonable for Split Level. You can visit centalist.com to check transcation record.
The flat you viewed is not a real 3 bed-rooms. As I didn't knock down any bedroom, the $ should be higher then a 2 bed-rooms one.
Honesty, Split Level flat is mainly target to those who are looking quality living. For price concern tenants, there are still many choices for them. But if you can pay a little bit more, why don't choose a better one?
My previous tenant is a vice-CEO of a very famous local company. He wants to give his child a bigger living environment, so he choose Split Level rather then a normal 3-bedroom flat at last.

Tootsnbelle - FYI, I viewed a 3br in Block 6 flat A in Coastal Skyline yesterday. Landlord reduced from 10.3K to 9.5K. Also viewed new flats in La Rossa. Agent said that rental flats will be ready in 2 months for moving into. If you want our agents contact details then send me a PM.

Dear Flathunter what did La Rossa look like? Were they good sizes? How much would these be going for do you think. We arrive mid August so they probably will not be ready by then. Why did you prefer Coastal Skyline to the other developments?

Scottsue, 3br in La Rossa are between 1,000 and 1,183 in size. Rental will be approx. 12K. Buyers are being offered 80K to spend on furniture so that they can rent it out straight away. La Rossa would be good value since everything will be brand-new and the flats have a balcony. Only problem could be that HK owners will still renovate brand-new apartments so could be noisy for first 6 months. Also there are 4 power sockets in the kitchen but they are all positioned together. Rejected CC due to dogs allowed. CS is next to the shopping mall & MTR. No shuttle bus required.

Thanks for the information, and I was having some doubts about the price, but hubby says that we are getting more space in Block 2, B flat, and in any case, we have already signed the lease! I shall just have to not worry about it now. It's a bit like buying a dress then finding it on sale the next day...
