Real Estate Bubble forthcoming in HK ?

I joined a pool with my family members and we acquired 4 properties in HK for investment since 2003 (approx.one property per year). All have positive cash flow and the first 2 with good equity gain but the last 2 were only 15% gain.


Question is .....


Is it the best time to sell? Or how long will this bubble continue? Can someone offer more insight.

I don't think there is a bubble right now - things are stable and continuing to rise steadily but not stupidly. There was a rapid spike in October last year but a correction in the market has happened, and it is continuing to be a slow increase - if you bought low then it may be worth you selling now if you need the money - but the cycle hasn't finished yet - rents are still rising as old contracts finish, and people are looking to buy again which increases the price of property.


Hopefully, the property market will be far more stable than previous, but not stupid like 1994-1997 so when prices do correct people will not end up with high negative equity.
