Merton in Kennedy Town - how is it?

Good views. Poor efficiency. Shoddy build quality.



OK to rent if you can accept that sort of "after the bomb" area and if the transport is OK for wherever you work; but don't even think about buying.



If you will use the gym, choose block 1 or 2.

Or if you want to think about another place, that's much better quality and with better facilities, pick Manhattan Heights!


The shuttle bus is a real life-saver, since its' quite hard to get cabs in the morning these days.

I viewed some units there and wasn't happy with the layout. Nice view, with balconies, but that's about it. Bedrooms were way too small to fit a decent-sized bed


I rode a tram from Central and it took ages. Waited around for a taxi but took the tram back after a 15-min wait. No conveniences nearby too

I have moved there recently, in block 1 and I am very happy. Many differentes sizes of flat are available but I think the 886sqm is very fine for two persons. One of the bedroom is a master and the 2 other better be used as office or storage... But great view, 20 min tram ride to go to the nearest MTR station in Sheung Wan and never waited for a taxi for more than 5 min. Great Wellcome at the Westwood shopping centre (10 mins walk) but also a small one just around the corner.

There's a ParknShop at 41 Smithfield Road. The wet market is almost opposite it. Both are less than 10 mins walk from Merton.

2. Asking price range was 16-18K and finally got it at 15K. Lower flats may be a bit cheaper and still nice. Hope it helps!

I have moved into the Merton and I dont know what half of you are on about... There are many different sized places available, mine s quite small but it is ok because both my gf and I travel a lot for work.


'Mainland' feel - what the hell does that mean? The pool, jacuzzi and sundeck are good. The gym is fine with great harbour views.


Conveniences are fine, there are restuarants, convenience stores, laundries all minutes away.


When that person said 'don't buy in the merton' - it will be a great investment as the MTR will be built in Kennedy town in a couple of years.


Transport is a funny one and it all depends on the route you take.... for example there is a new 5X service running in the rush hour - bus stop is 5 mins walk away - what gets you to Central in 5-10 minutes.


As for poor construction, Im not sure about that but when I was drilling holes into my walls I did keep finding random pieces of metal 1 inch below the plaster. that was a pain in the arse.

Hey I'm thinking about moving out to Kennedy town. What is the range I can expect to pay for 1 -2 bedroom... there are only 2 of us (couple).

im new in town & my wife & i are looking for a fairly new appartment. saw the ones in Tung Chung, its far but ver very nice & coinvenient by MTR & mini bus. i am choosing between the Merton & Seaview Crescent (tung chung) any suggestions? i work in Sheung Wan.

I think the Merton with balconies is great - I am a fan of having a balcony and this is one of the few waterfront buildings with one.


Tung Chung is regularly listed as one of the highest pollution rates in HK.


Lots of the small agents around The Merton have flats and keys to show you. They seem to be around 11-16K for a 2 bed, depending on block, floor, view, etc... you will probably be the first tenant.
