Can anyone tell me what the situation is with ownership of apartments after 2047? Will the mainland reclaim everything?
What are the land lease implications? etc?

Using any of the industry-standard valuation techniques, it won't become relevant until 2017 - as there is no freehold property in HK and as the useful life of local buildings is short, valuers only take account of cash flows over the next 25 or 30 years.
