Scenic Villa and Baguio Villa are very similar in many ways. They are relatively close to each other in Pokfulam, they're both village-like in the way they are set up, both overlook the South China Sea and both are similar in age.
In my opinion, however, lower Baguio Villa (2700 sq ft) flats are so much more interesting than Scenic Villa. Baguio has just about everything I can think of -- grocery store, neat, clean ambiance, quite a few public transportation options (buses), it's always easy to catch a taxi, plus Cyberport is just across the street with restaurants, movie theatres, post office, public parks, great views, etc. etc.
Having said that, though, if you look at the price listings for Scenic Villa and compare the price p.s.f. to Baguio Villa, Scenic Villa is priced significantly higher. I keep asking myself why this is. To my thinking, Scenic Villa is very isolated with very limited public transportation, and it seems to lack a certain character. Plus, after looking at a number of apartments at Scenic Villa, they seem drab. I was also very unimpressed with the way the common area on many floors looked -- bicycles, shoes, sometimes even closets out in the hall.
Can anyone help me understand why Scenic Villa is priced higher than Baguio Villa? Is there something I am overlooking?
