Weird stuff in lease?

I'm about to sign a lease for a very old flat. But the lease says I'm to be responsible for all wiring and water in the entire flat, including inside the walls and floors. Has anyone else had a similar experience? It seems very odd that I should be responsible for faulty wiring inside the walls of a 40-year old building. Any advice is greatly appreciated!!!!

Hi Goo, have been leaving in very old building alomost the whole 12 years of my HK stay. Several times, I had such a clause included inside the lease draft by the owner, always refused to sign such contract, and all landlords finally backtracked and removed this from the contract: be carefull, the HK buidling Department is running building safety assessment (just had one in our area) and can request full building re-wiring if it does not satisfy their safety ordinance: if you sign such contract you will have to pay for all cost inside your rented flat: electrical set up and piping is supposed bo be structural hence under landlord full responsability.

In my experience it is a fairly standard HK tenant agreement clause, and not just for old flats (e.g. DB used to have this as standard in their agreements, not sure now), but definitely one you should NOT agree to. It is just that most tenants (and realtors) don't read the agreements... good for you that you did. In my experience they will agree to delete the clause.
