We are currently negotiating rent with our stubborn landlord, our tennancy is due to expiry at the end of this month. I would like to know if we cannot come to a mutual agreement within this month (or rather this week), what will happen from next month?
The landlord is enforcing the new rent from next month. Are will still liable to pay the new quoted rent without a tennancy agreement? Or can we still pay the old rent till we move out? Our contract started on April 2005.

there is a new law that came to effect for contracts signed after 2004 (google it). as far as i know, the landlord has a right to terminate the contract without notice. am not so sure how it works out if you don't move out soon.
the best i think that can be done, is for you to ask for a 1-2 month extension with the old rate. this will give you time to move out to better digs and hopefuly with a better landlord.

Sam I Am, you probably would have got more replies if you'd posted this under Property Chat. Wiz Bang, the law you are referring to came into effect on 9 July 2004. It doesn't give the landlord the right to terminate a contract without notice. It simply means that the tenancy agreement finishes at the end of the agreed period, and the tenant does not have the right to continue it unless s/he comes to a new agreement with the landlord.
Sam I Am, unfortunately there isn't much you can do. Your tenancy agreement expires today??? That's it, finished, you are supposed to move out unless you agree a new tenancy agreement. If you and your landlord cannot agree on a new rent, then you have to move out. If you want to stay for a month or two while you look for somewhere else then, again, you will have to negotiate with the landlord and come to a mutually acceptable amount.
BE WARNED - if you start looking for a new flat because you think the landlord is increasing your rent too much, you could be in for a nasty surprise. Rents have gone up a lot in the last two years, and you might find that your landlord isn't being unreasonable at all.
