We have been house hunting for a good 6 months now, looking to lease NOT buy, and have looked at some gorgeous places, however when we put an offer in the landlord says 'we not leasing looking to sell now', or 'only one year lease'. Why, apart from greed?


It's so frustrating, i only have 2 months left before me and my family are going to be kicked out, our current abode is being demolished.

Hi Totty,

Unfortunately some landlords use agents and prospective tenants as a way of testing the water. For example they might put their flat on the market for both sale and lease, then they see what offers come in and go for the best one. It's frustrating but you can't really blame them, it's their property and they can do what they like with it! It works the other way too - I've had clients looking to buy, and they've found somewhere they like, only to have the landlord say s/he's decided to keep it.


"Only one year lease" is more unusual. In my experience most landlords expect the standard two-year lease with a break clause after 12 months. I agree, if they insist on one year only it's probably because they want to make sure they can lease it out at a much higher rental later.

Have found a place but landlord is not making a quick decision. We gave him the offer two weeks ago and the indication was their that all was agreeable however we are still waiting. ANything i can do do you think to help him speed up his making up his mind?
