Never had a problem with the a/c noise - if windows and balcony doors are closed. They are pretty well sealed. Of course if open, there is some noise...but not as much as you would think.

I keep my balcony open throughout the day - there's usually a fantastic breeze to be had. As for the a/c noise, believe me, it is hardly noticed - Its only when a/c are taking off that you hear the initial throttle up - but apart from that - nil.
As for investment, your friend has made a fantastic decision.
Vantastic - have you been to Tung Chung/Citigate/Caribbean Coast?

Tung Chung would be ideal. Good sized flats, good facilities and very close to airport. MTR to central if you want the city.

Lived both in Tung Chung and Castle Peak road area and without a doubt, the Castle Peak area is much better in all aspects. You basically get the same advantages as Tung Chung without the negatives: aircraft noise on take off, expensive commute to downtown, expensive hiughway toll fee, very limited dining options.
