If you start a lease on say August 1, you pay your two months deposit when you sign but when do you pay the first month rent? Is it on August 1 or is it on the last day of August?

Normally rent is paid in advance, so it would be on August 1st.

so technically you need to pay 3 months, plus the commission and the stamp duty....very $$$ initial outlay.
