Hello,
I am moving to Hong Kong with my wife and 2 young children. I will work in Causeway Bay.
We are looking for a nice 3 b.r. + maid room. We have a budget of $30k max. What do you suggest? Which is the best place to live?
Thanks,

The main consideration is whether the children will be going to school.

I have a 5 year old going to the French School (preferably) or to an international school.
I have a baby staying with his mother or with a maid.

You should choose Pacific Palisades. They are fully furnished apartments on 1 Braemar Hill (above North Point) owned by Sinoland (a big developer in HK). There are regular shuttle buses to go to Causeway Bay (15 minutes)& Taikoo Shing. It is only 15 mins by bus to the French International School. Plus, it has 3 swimming pools, 2 kids' playground and a club house. It has plenty of space for the kids to run around with huge public park at the back of the complex.
Many people who live there are expats (mainy Japanese) as it is within walking distance from the Japanese School, the Chinese International School & the Quarry Bay School (ESF).
The flats are 13 years old and have 3 rooms only. But Sinoland can renovate the whole place to make a maid's room inside the kitchen. We are going to move into one with nice seaview, 1 car parking space plus new furniture picked by us from G.O.D. We would pay HK$36K per month all inclusive (incl management fees, government rates & land tax) with a 2-year contract. If you don't need a car parking space, don't need a sea view and would choose furniture from Ikea instead of G.O.D. I think that they may find one for you at HK$30K per month. You can contact Candy Yu from the rental office there on (852)25128858.
Good luck!

Thanks a lot!
By the way, we are moving with our own furniture, so it may also make it cheaper!
I will try to call Candy Yu to get more information.
Cheers

Hello Phileasphog,
For 30K you can have a nice house: 3 bedrooms + 2 bathrooms + a room and bathroom for your helper + a garden in Hong Lok Yuen.
It is closed to Tai Po in the New territories. It is very nice, I love that place. It is a sort of " lotissement prive".
(I am French also)
Your children can go to the international school. My children are like yours, it takes them only 6 months to speak fluently English (they learn us new words !!!)
So Hong Lok Yuen. You will need 1-1,5 hour to go to Causeway bay.
HLY is a private area, with inside: the international school, a minibus to go to KCR, a shop (with foreigner food), a hair dresser, a pet shop, a doctor, a country club, a bakery.
It is far from your job (same for us) but the evening and week end it is really nice to be not in a crowed place.
Check this for more info:

if you want, you can contact me in French if you need more info

1 hr - 1.5 hr forth is way too far from my office and from the school for my daughter. I would rather be looking for something on the HK Island directly.

How about Happy Valley? It is within walking distance to Causeway Bay (5 to 15 mins) depending on where exactly your office is in CWB. There is an expat community in the Valley - good mix of local restuarants as well as Starbucks, Pacific Coffee, and other pretty interesting places to eat and hang out. We lived in the Valley for quite a well. If you want any recommendations to an agent who works in that district, send me a PM.

Happy Valley sounds good.
Do you think we can get something correct for a family of 4 in the 30-34k$ range?

I think you can get something within your price range with three bedrooms. However, I am not an agent and I dont currently live in the Valley. I will pm you an agent's name and mobile no. for you to get in touch with her.
A couple more things about the Valley - there are two supermarkets, a wet market, a good dim sum restuarant and a good seafood restuarant, several good western restuarants. Yes - as I mentioned above also a Star Bucks and MacDonalds.
Transportation to and from the Valley is great - you will have the trams, minibuses, buses. There is a good private hospital (just in case).
My husband and I have been in HK for more than 10 years - and we would recommend the Valley.

Phileasphog, I am an agent and have recently been looking in Happy Valley for a client. They wanted 3 bedrooms, a maid's room, and a car park, for 30K. It proved nearly impossible. However, it may be a bit easier without the car park. I'll have a look and send you a PM.

Hello ldavy,
Thanks for the info, I will forget about having a car in HK and then look for something in the 30-36K range. I hope we can get something nice for that price.
Please send me some examples if you can.
Thanks
