Lease re-negotiation

I was in Europe when my lease expired, but my landlord was appy to wait until I returned to sort this out.

I received a letter demanding a 34% increase plud govt paying the govt rates and rent, I sent in a counter offer and this evening received notice to quit the premises within 11 days.

My contract states 2 months notice on either side, is this legal and what should I do to protect m interests and property?

Are you sure your contract states that the landlord has to give two months' notice? Usually there is a 'break clause' stating that either party can give two months' notice at any time after the first year. However, even with the break clause, there is absolutely no need for the landlord to give you notice to leave at the end of the tenancy agreement period. If your two years are up, and the landlord wants you to move out, you have to move out.
