hi i have been searching for a large open space apartment.
I finally found a perfect one, like a new york loft style apartement.
I was about to sign the contract when noticed it is zoned non-residential. This apparemty means if i live in the space and there is a flood or fire the insurance company will use this as a 'loophole' and i will be liable for any damage to not only mine but neighboring aparatments. Does anyone know about this ? Does anyone have an insuarance broker i could talk to ?

It's commercial property therefore no insurance company will insure it as residential. You also risk being kicked out should you be discovered living there,

I have looked at some units in commercial buildings before, and checked with bank.
Some banks loan even for residential purpose.
Are you renting or buying ?.
Would you be the only residential tenant or are there others as well ?.

hi I am looking at renting, there a 3 levels of commercial and the rest are residential. From my knowledge I am the only one looking at residential the other floors are offices and meeting rooms etc.

I want to rent out my newly renovated studio which has front and back Terrace. Would be interested to do it up styled in what you mentioned. Does it mean that it has a high ceiling?

A loft apartment is a unique living space which has been built in converted industrial or general office buildings. Have a look on the web you will find lots of info on how to decorate a loft.

Sadly I don't see loft conversions being legalized in HK until the developers say its ok for it to be legalized...
That said, I still want to do it. Does anyone know how to go about finding them for rent? Agents and websites not particularly helpful.

I did the same thing as referred to in that article. Knocked my two bed room mid-levels flat into an open plan 'loft' style. It's not the same, though, as a true loft. I want 14+ ft ceilings, and 1500- 2000 sq ft to play with...

hopefully they will allow an industrial building or two to be turned into lofts. although, if they ever do, i prolly wouldnt be able to afford it then..
i looked at buying one, that could have been an amazing space, but the risk is too high
they did a good job on the reno of that flat, but i found the budget interesting-500K to 1 million... lol that's quite a difference
