Sai Kung/CWB or South Lantau

Hi,


I am considering purchasing a village house in Pui O, South Lantau and am wondering if it will be a better place in terms of security and capital appreciation as compared perhaps to Sai Kung or CWB. I understand property prices is cheaper in South Lantau as compared to CWB or Sai Kung. I don't really see the prices there reducing. Will it be more difficult to sell or rent later if one buys in Pui O. I intend to live there first but wonder if there might be a market to sell in a few years time etc.

I currently live in DB and am looking for a place where there is a small garden for the dogs so any advice suggestions, recommendations etc will really be helpful. I work in Kowllon tong so will consider Tai Po if it has a nice friendlt community etc. Thanks so much for yoru advice

Thank you all for your input. DB is nice - convenient etc but the residents are being subjected to the way HKR and other shops' monopoly and dictation of prices etc. Frankly speaking, I am just fed up with the already high prices we are paying for basic necessities and so am exploring.


Hi Ken, thanks for your input. I saw on th website some new village houses in Pat Heung. reasonably priced as compared to other areas but am concerned of the convenience and amenities in the area. I am assuming also a car will be required. Do know when the new Kam Sheung line to Sham Shui Po will take off and how far that might be to the MTR? I saw (again on the website) some village houses in Tai Po but they didn't look very attractive. A well renovated western style one is what I would be looking at.

Check the MTR website the Tuen Mun Line has been going for years already and is fast due to limied number of stops

I've lived in a vilage in South Lantau for 4 years and yes we do have broadband and Now TV, plus my mobile also works

Also Patrick you are not up to date on the transport front as the new Tung Chung

Road has opened and residents on Lantau now have 24hr access to a road.

So, Marcusboy if toy buy in Lantau you should get to Kowloon Tong in about 45mins.

Thank you for your input. Are renovated village houses easy to dispose of or rent? How much toll charges does one need to pay to drive from Pui O to Kowloon Tong? Thank you.

Hi Patrick you are not reading my reply, THE NEW TUNG CHUNG ROAD has opened and is for all South Lantau residents to use, it is a 2 lane road with a pavement

alongside it, much better than driving ot Repulse Bay or Stanley, pity only Lantau

residents can use it as it has great views.

Marcusboy, about 4 years ago you could pick up a village house in need of refurbishment for 3-4Mil. however not many of those left but still possible to find something around 5mil.

Regarding travel costs as patrick said the toll for the Lantau highway is HK$30.

There is also the MTR and buses from Tung Chung to Kowloon Tong.

South Lantau is beautiful place to live.

If you are person used to all kind of convenient facilities in HK maybe it's not for you but if you are the person who likes to be near to nature,appreciate simple life,want to know more traditional way of Chinese village life and have feeling to belong one community this is the right place to live.

Safe for children,people say hello and giving helping hands without expecting return.I have lived in HK Island and NT.Kowloon for 10 years before I moved to Puio and now I really feel like HK is my home.

Here on Lantau ,price of property has not been reduced much because compare to City price is already very low and people once live here they tend to stay in one place for long time..And if your place is nice and price is right there would not be a big problem to rent or sell the village house.Compare to three years ago the 2,100sq.ft building selling price has gone up at least 30-40% depend on location and condition. I will not move back to congested and polluted city again!

to patrick, prices are definitely coming down in sai kung, village houses start from $8million, whereas 3 or 4 months ago, you'd have had trouble getting one for below 10m.
