About to re-sign lease in Lai Chi Kok-- discount?

Hello,

I just need some advice. I am about to renegotiate the lease on my apartment in Lai Chi Kok. For the past 2 years I have been paying $14500 /month for a 3 bedroom apartment (60/F with harbour view).

What kind of a discount should I realistically puch for for the next 2 year lease? 25% 10% ?

Reading some other posts I think it may be relevant to tell you it is a corporate owned newer building and I have never renegotiated my lease yet.
