I have appointed a property agent as our 'Sole' agent to rent out a flat. Unfortunately they haven't been able to rent it out . I have now been approached by another property agent who have a client who is interested in the flat but unfortunately do not have enough commission to share. Can I rent out my flat to this new client without involving my 'sole' agent ? It is after all my flat.

Its not a question of its "my flat...it a question of exactly what YOU "promised" in your "contract" of "sole agency"......have a read and the answer WILL be there...likely, you will have to pay both.....the sole agent however, may take less as a token of his non closing, in the circumstances.....ask him...
