Renovating a 500 sq ft. flat in Mid levels - Help!

Can someone help me with the following?


I'm buying a 22 year old flat that is in it's original layout...nothing done in 22 years!


I will need to knock down 2-3 walls, redo the bathroom, kitchen, floors, electrical etc. I don't want "cheap" work done as I'll be living in it BUT, I don't have much cash left over after buying the flat. The location is perfect that's why I'm jumping on this deal.


Any idea how much this will cost? I can add the cost of major appliances later but want to know how much everything else will cost. That will determine how fancy I go on the appliances etc..

Can someone recommend a contractor? (English is a must)

Any advice?

You need to set out your own budget first prior to asking for quote. The cost will varies greatly depends on the design and decorative items(ceiling cornice, wall furring, light trough & etc.). Estimate your own budget for furniture purchase. Different material can have a huge difference in construction cost so you can first mark your favorite material intended to be used for the decorator to get a rough quote.

Having just completely rennovated my 40 years old apartment in May, I can tell you that for your size, expect to pay around 300K. My apartment is 2000 square feet and cost me around $800 not counting appliances or sanitary items. I broke down 7 walls and went with a lot of "extras". Bear in mind I had a designer and their work was top notch with excellent follow up service.

I've another suggestion that though IKEA cupboards seem to be much cheaper than the local kitchen specialists, however the material used (chipboard structure) really not durable for kitchen use especially in local humid zone. I'll only intended to use their solid wood counter top only. It's worth to construct high quality plywood structure cabinet in the kitchen. Reserve more for the kitchen specialist!

Besides, it's wise to hire a experienced design and build company instead of direct deal with contractors.

yes, do go with a designer you can trust with good references. This will save you a lot of headaches and help you conceptualize things a lot better. Also, a bit of off topic advice...if you dont mind 2nd hand stuff, be patient and u can furnish everything in your house from Asiaxpat classifieds....I did that and no one knows unless I told them..almost 70% of my furnitures are used and they look like custom furnished. Use your time wisely when you are living out during the rennovation to search for used items, I save tons of money that way

A friend of mine recently renovated a small SoHo flat around 500 sq ft and pretty much gutted the place for approx HK$250K including cost of designer. She had previously gone to both Ikea and B&Q (in MegaBox) to get their quotes on a whole-flat redesign and they had come up with cheaper estimates of HK$170K and HK$190K respectively. She ended up going with the independent designer/contractor b/c their work was superior. But at least this gives you an idea of range.


I would suggest that you give your flat layout plan to Ikea and B&Q as a starting point to get an idea of the budget and what they can do for you. Then if you want something more upscale, shop around for a good designer. Some go freelance and can be more reasonable than you might otherwise expect.
