As far as I know, I have renewed my tenancy twice with my landlord, I haven't paid any money to the agency. In the beginning of the contract I did. Did you ask the agency what the renewal commission is for..since apart from the contract, which is just the copy of the previous one, what their services were?

One of my previous TAs was handled by a law firm who looked after the many properties of the landlord. At the initial signing, I paid the regular commission of 50% of the rent to the agent who had shown me the flat. At the end of the 2-yr term, I continued to live there for sometime until building renovations resulted in a serious rent hike. I had asked the lawyer in charge of my contract about signing an extension or something to that effect. She told me that the old contract terms were still effective from month to month as long as I paid the rent on time and neither side raised any objection. According to her the expired contract defaulted into a monthly renewal automatically on payment/acceptance of rent, with a one-month notice period.

For renewal case, some agencies charged 15% of the monthly rental.
Or you can deal with the landlord directly.
