How Long a Term for Exclusive Selling Agent?

I'm selling my HK property with Centaline and the property agent wants me to sign a 12-month exclusive agent agreement. Is this a normal timeframe? Thanks in advance for advice!

Thanks. Problem is, I'm trying to sell it without coming back to HK. In the USA, exclusive selling agent is the norm. Why not so in HK? I don't want to be lazy, but I don't have a lot of time to micromanage multiple property agents/keys/etc. Any advice is greatly appreciated.

I would also advise against it. I would just say to them that I don't intend to use another agent because I can't be bothered as I will be in the US - but I'm not going to sign an exlusive agreement. There's very little upside for you. Anyway, you could sell it on this website and pay no commission. Can you tell the property address (doesn't have to be exact just the building/block, high/medium/low floor), size and asking price?

Thanks all. The agent readily agreed to 3 months exclusivity. I will add that they have been very accomodating and responsive, and I understand Centaline is a reputable firm. I'll post the listing once I get it...but for now, I am requesting a link to the listing (to review the quality of the work) and asking for 2 references for which the agent has been a selling agent. I intend to call/email the references to discuss their experience. Here in the states, I'm used to having good realtors referred to me. I'll have to do my due diligence and interview their references (which I know will be self-selectingly positive, I know, but still...) and then proceed from there.


Once the listing website and references check out, I will likely sign the 3 month exclusivity agreement. And then post the listing here!

This is WAY TOO LONG….3-6 months would be acceptable….if they haven’t old it in that time…WHY do you want them to have it as an exclusive any longer?

This thread can close. The realtor agreed to non-exclusive clause. I appreciate PizzaAce advocating for a more free-market system of letting the best agent win. I also appreciate walkup2's advice of going with a proven winner if that agent has been a proven winner in the past, and cultivating that relationship.


In my case, since I don't know the agent from a hill of beans, I'm going the non-exclusive route. But you both raise good points and I appreciate them.
