Hi Everyone,

I am considering taking a flat in Sheung Sha Wan in a new building The Sparkle. Does anyone has experience in living in this building or in Sheug Sha Wan? Is this area safe and the air quality ok?

Thanks for your comment.

We live in The Long Beach, and we love it.

In 2008, it was voted to have one of the 5 best clubhouses in all of HK.

And here you can probably rent a 744sf 2BR flat for $18-20,000, and on a higher floor.

I live in the Long Beach too, high floor (29th) sea view and my rent is 14k.

I was before in low floor (5th !) with rental of 13k only.

I guess it will increase after I renew the contract in january 2011, but I think I will stay there it is really a good place ! And the club-house is very complete.

One of my agent friends has 3-4 flats for rent, 2BR about 740sf and the rentals range from $16,500 (low floor) to $18,000.

Worth a look, I think

For the RECORD here, this was first posted on the Rental Increase thread:

"Steadily increasing demand had so far boosted rents by 16.7 per cent this year, it added."

That's plenty, but did you notice: Sorrento and OneSliverSea in West Kowloon were up 5% in a single month. Part of that is from tenants who recently moved into ICC and are discovering that West Kowloon represents much better value-for-money than the Expat-choked Mid-Levels areas.
