Outside Building Renovation - how much liability to homeowners?

If management decides to renovate the outside and stair case of the building, how much as a homeowner are you liable to pay for this?


And how soon do would you need to pay for it? Is it usually pro rated or all at once?

from what i saw before, you are bound by the majority decision of the ownership committee of the block. no limit really.

I know people who have had to pay this for their buildings and it has been between $19,000 and $300,000 ....obviously there was a huge disparity in the value of the properties as well tho'. Our building management have just launched looking into this I went to the owners meeting to find out as much as possible, all I could get out of it was that for us it was likely to be in the range of 40-60K depending on what the agreed work (which I have no idea of the scope as yet). Since we are just at the initial discussion stage the timeline is that all work would need to be completed within 18months. This was to do with the "elderly" people being able to qualify for the Operation Building Bright subsidy that the government has been running. Oh and the other thing mentioned was that obviously when the work goes ahead it is unlikely to be over the summer due to weather conditions not making this kind of work very feasible.

Pursuant to Section 22 of the Building Management Ordinance (Cap 344), the amount to be contributed by an owner shall be fixed by the management committee in accordance with the deed of mutual covenant and payable at such times and in such manner as the management committee may determine.


If there is no deed of mutual covenant, the amount payable by an owner shall be fixed by the management committee in accordance with the respective shares of the owners.


Both methods typically would be based on the number of ‘shares’ you as an owner, own in the entire building.
