Hi Folks,

I'm a HK-Chinese resident, recently i bought a London property through a HK agent company presentation sale, it's a new-development pre-sale so i have paid partial deposit before full comleption.

I first planned to use it by my family but recently confirmed not going to live in London. This is a premier property in terms of location, open view n floorplan..then i wish i could sell it at a reasonable good price.

Since this is my first time purchased a UK property so i'm seeking for advice the knowledge of London property outlook.

Is there anyone knows a Chinese realtor/property agent? Please share with me your experience! Most appreciated.

companies promoting new build property in hong kong are selling the properties at inflated values. as walkup2 mentions there is loads of property on the market, so best to research the area. Your best bet maybe as mentioned above, hold the property and rent if you cant sell. Good luck

Thanks Walkup2 and Kiwimoa!

You guys are right for many of HK-sale UK property but my case is not the question of price going down, i think i needed a good and reliable LONDON agent who could help me to sell it properly. Since i got no time to go London at moment that's why all the info i obtained so far were from the HK respresentative, i believe in the local consultants would do a better job.

My main concern is, what would a property owner go when planning to sell ( what kinds of tax and charges due on the seller? agent commission negotiable?payment terms?...)Could you recommend any particular company in London please? Also, is there any online personal-sale site could be used?

Thank you!

I would google estate agents in the area your apartment is in and talk to several of them to get an idea of what you can market your property for. I've never sold a property in the UK, just purchased, but I believe it is the seller that pays the agent commission and I am not sure if it is negotiable.

Have you contacted the agent you have purchased the property off? Maybe they have a buyer and you can just forward the sale onto them? They should try and help you out and at the least put you in contact with an agent in the UK. You will have legal fees, and possible capital gains tax to pay as well.

You could always try and sell the property on ebay.

One of your main goals should be to structure your acquisition and later disposal of the property (for gain we trust) in the best tax efficient manner. It is possible to do so with NO Capital gain tax payable the HMRC (UK Tax Authority)…as well as NO TAX in HK….this should be the preliminary driver of your investments.

There are 3 things you need to ensure are right to maximise the viewings for your house...

1. Price is right for your property type in you area.

Many Agents give you a high valuation just to get your business (so beware)! Check prices of similar properties in your area. Get 3 independent valuations and go for the middle option.

Think of 'price' in 3 ways, optimistic, realistic and unrealistic pricing. Go for the realistic price if you want a quick sale!

2. Advertising is getting the coverage you need.

Ensure that the pictures you get really show off your house to its full potential. If you don't like the pictures, do them again, until you're happy! Internal shots can help make your house stand out.

If you do make changes make sure the pictures are updated to reflect that.

Right.

And if it is still for sale, you'd better get on with it... before it is too late.
