Hi Oly88 Im in a similar situation now and dont know whether to rent out (also have the same concerns about leasing out to a bad tenant as you had) or sell now (seems like markets demand is not as high now as it was in last few months).
If you dont mind would love to hear what you decided to do in the end and whether you think you made the right decision, thanks!

Sell, if you can get a good price.
If not, then go on renting.
(Having said this, it may matter WHERE the flat is located. Since some areas like TKO seem to have taken a good sized hit, while others held up.)
