When can my landlord increase my rent?

I have a typical 12 month fixed / 12 month optional contract for $12,000 per month. The contract also says the tenancy cannot terminate until 13 months from the start of the tenancy.

The landlord wants to increase the rent - can he do this from the first day of the 13th month or the first day of the 14th month?
