New to HK and just received Tenancy Agreement. there are several clauses stipulating that the Tenant is reponsible for:
(i) Pay for cleansing and clearing of drains
(ii) Pay for repair of window glass and glass partitions, irrespective of cause of damage
(iii) pay for Electrical wiring replacement if so required by elec supply company.
Is this normal? This seems pretty ridiculous....Appreciate any help....

The clauses in a tenancy agreement are a matter of negotiation between the parties. Normally, the Landlord shall be responsible for structural maintenance or repair while the Tenant for non-structural parts. A Tenant, in usual circumstance, may agree to repair the window glass and glass partition. Unless it is the default of the Tenant, the others shall be the responsibility of the Landlord.
