Any suggestions or buying in 5-6 million range (absolute max.) ?
need 900 sq feet MINIMUM & 3 bedrooms.
any tips on areas to look for? Is the Island possible at all? Work nearish to Central/Western.

Fairview Park Yuen Long is just in that bracket with morning bus to Central that takes 25-30 minutes

Off-the-Peak where do you mean-- Fairview Park too? 1k s.f. under 2 mill seems dirt cheap for HK.

You might find something close to that price in Park Island or Discovery Bay... both are 20-25 min ferry trips to central.

Is Tung Chung polluted-- I mean more than 'normal' for HK? It is also a long commute but yeah..... beggars/choosers/etc

In certain times (when pollution from mainland China is blown directly towards HK) Tung Chung is polluted. During these times, the government will issue health warnings and ask residents to stay inside. But they seldom happen. In the future, maybe less more if factories move farther away. But who knows what the future will bring?

Tung Chung has a different sort of pollution than Hong Kong island, or Kowloon. It is mostly small-particule-coal-dust, rather than car and bus fumes.
Which is worse? It depends on your allergies, I suppose.

Hmmmm maybe with a new baby TC would be a bad option right now-- b/w that and the long commute. (If it were just us then not as worried about the pollution)
But yes punter-- who knows, long term. I suppose if the mainland economy massively contracts as many predict then the air will be much better in HK. But then just about everything else will be worse....

Village house is def NOT out-- but dont know much about it. Need a manageable commute to central/western/pokfu. district and manageable-distance Western grocery.(Usually eat Chinese but....have needs.)
Hate the idea of having to buy and use a car.
Finally I also like the estate style -- access to gyms/playgrounds/scores of other kids etc for the kiddo. I'm in South Horizons now -- like it for the above reasons (kid friendly) but way too pricey for anything of decent size and 90% have awful interiors. Amazing views, great air, conveniences..... and shoddy trailer park style interiors. Very HK I suppose.
But yes would totally go for a village house in the right spot. Why not?

Try two flats at I-Home in Tai Kok Tsui
Or ONE of the B or G-flats in Caribbean Coast in Tung Chung. They are 1,000 sf, and should cost you about $5 - 5.5 million, maybe less.

Village houses are 700sq/ft per floor. Unless you get the top floor which will give you roof space you may find them a bit small (for your needs).
Agree with OTP, Caribbean Coast will get you a decent sized apartment in your price range. Just keep in mind that there is a major construction site opposite Caribbean Coast.... the closest being phase 1. Phase 3 and 4 are much better placed... and newer.
I havent lived in Tung Chung, but been there many times...and on those occassions i havent noticed air pollution to be worse than most places in Kowloon or HK Island. I also hear that its better now than a few years back??
Public transport is also quite good.. on the MTR iits only 5 stops to Kowloon Station... six stops to HK Island and no more than 30 minutes.

I'd totally be interesting in having a look at i-Home. That area is kind of arse last time I checked.. it's like a 'factory district' (roughly translated).
