Hi everyone, I am really hoping to have some advice as I am heading to HK in 2 months time, I am looking for a short 6 month lease for condo around the Kowloon or Olympic MTR area - perhaps Waterfront or The Long Beach, both of which I was told are quite nice and reasonable. 1 bedroom would be sufficient - can anyone tell me is that POSSIBLE AND ANY RECOMMENDATION?

The only area where short leases seem to be readily available is in Discovery Bay. I'm a landlord and I wouldn't consider a short-term lease unless it was at least double the going rate - and even then I'm not sure. This is simply to do with the fact that landlords run a huge risk of wear and tear with short-term leases and they have to compensate for the time it takes to find another tenant. Better to have a long-term stable tenant for less money.

thanks for getting. I am wondering if the following are possible:
- one month deposit instead of 2 months as suggested by Linde824 - so I pay 7 months for 6 motnhs rental
- any clause that allow the lease to be broken if for example I got retrenched
- maybe I pay 10-20% higher than market but double is quite heavy doesn't it.
I know everything is subject to negotiation but just wondering if anyone has done it or seen it before - just checking the probability of it happening. thanks

Klkang. Maybe possible with an ultra-desperate landlord but unlikely at the moment given the strong market. Perhaps during SARS you could have got away with a deal like this. Please don't think I'm being rude but you have to ask the question, "Why should the landlord bend over backwards to help me?" Firstly you don't appear to be financial secure, secondly you don't seem to have much of a link to HK - and maybe even leaving quite soon if your job doesn't work out. You are also looking for fully furnished and all the threat to wear and tear that involves. People usually want a much greater return for taking on the extra risk, not the other way around. Then again, you may be lucky and find some nutter that will rent to you under these conditions.
