We are a Couple looking to rent around North Point/Quarry Bay/ Fortress Hill. We want to spend no more than $16k per month, and want at least 430 saleable (net) area. Can anyone give us renting tips? We would prefer to stay near other expats. We are expats and would like to know the nice places to live, streets or apartment blocks. Advice appreciated :)

Hello. I live in the Fortress Hill/North Point area. Working on a 60-70% usage, I would say you would looking at a 650-715 square foot gross flat (I find it hard to work on saleable area as I can't picture the number of rooms). At a guess, that would put rental in the 18,000-25,000 area. There is a nice building on Wang On Road (just behind the AIA Building at the junction of Oil Street and Electric Road) but these are small flats (426 sq ft gross/292 sq ft net). I think they are currently renting at between 11,000 and 15,000. However, it has just been renovated so may be a bit pricier. You may also want to look at Tanner Garden next to the North Point MTR but those flats are a lot bigger and should be at least 22,000 at a complete guess. We used to rent in Fortress Hill/North Point for a while. It's quite hard to get a good bargain because a lot of the properties there are owned by elderly who bought in the 1980s or something at HK$186,000 or something. They don't really give a toss and can't be bothered to negotiate. Anyway, good luck. If want more info, feel free to send me a pm.

The flats Loyd mentioned may not be "expat" places.
I would try working with property agents in Tai Koo Shing. You may be able to find something you like there at the price point you prefer.

When you're new to HK, what is an expat place? A place where you will see other/more expats living there also. I mentioned that because the OP specifically said it is one of his requirements.

Punter. I suppose that would narrow it down to Braemar Hill and Pacific Palisades. They may be able to find something cheaper in Tai Hang but that's real hipster territory now so I don't think it will be cheap. Maybe Shaukeiwan to Heng Fa Chuen.

EllenD, I suggest you look at Stanley as well - definitely an "expat" area in that you will see many expats in the mall as well as on the Waterfront. It is on the south side of Hong Kong Island. If you work in Central, Admiralty, Wanchai or Causeway Bay, the commute could be fairly convenient. And yes, there are some two bedroom places that you could get within your budget.
However, if you work in the Taikoo/Quarry Bay area, it would take longer (during rush hour 50 - 60 min) plus a change from minibus to MTR.

EllenD, if you definitely confine the Fortress Hill or North Point area, I would suggest you the Kingsway Garden at Kin Wah Street, which is a quiet street and quite a lot of " expats " around recently. Rent is near your budget. Just 8-10 minutes from Fortress Hill mtr. Hope this can help.
