break down of renovation costs please

hello ,

i realise that this topic has been done to death , but ive searched the past posts and i still feel like they dont contain the info im after.

i feel that often the quotes are too high (perhaps im too cheap?)or not specific enough - ie what do you actually get or these quotes of 100k ?

put simply, id like to know what are the going rate prices(give or take) for the following jobs including materials;

floor retiled(basic white tiles) per sq ft?


walls dewallpapered and re painted per sq foot?


new basic (ikea standard bathroom) plus instalation per sq foot


ikea standard kitchen small but not too small


the cost of re wiring ie 500 sq foot 29 yrs?


the cost of new water piping ?



i know , i know - iam asking for too much , but maybe there are some people out there that can use this post as a platform to advertize their economic rates or those of their friends.


or maybe ther are some people who have the info and are happy to share , because thats just the type of nice people they are.

Pauly, normally it is very difficult for a contractor to give a good quote based on general information like you've described above. I'm sure you understand costs also depends upon many variables like the condition of the location, logistics, quality of the work, materials used, details etc., etc. A good contractor should be able to provide you with a quotation that breaksdown the items, unless explainable.


The following are a little information regarding rates you could use as a guideline :-


1. dewallpaper, plaster, sand-down and paint $15-$20/sf


2. rewiring - usually charged by number of electrical points here in hong kong; eg. $600/electrical socket point; for a 500sf flat there is @40 points; then there is also the MCB you may also want to change for a 29yr old flat.


3. kitchen - base cabinet with artificial granite countertop $1500-$1800/lf; hanging cabinet $800-$1000/lf; full height cabinet $2000-$2500/lf; the you also have the exhaust range, appliances, lighting etc


4. new water piping - considering 1 bathroom only and the kitchen; just replacing with new pipes and no relocation of pipes @10,000


5. laying new floor tiles @$40-$50/sf


As for the bathroom, you can't really calculated per sq ft as this really depends on what is used as fittings, for floor, walls, storage, ceiling and even lighting. I would roughly say about $20000 - $30000 for something very basic like ikea.


anyways, i guess you can tell by now, i am a contractor. i hope the above can be of help to anybody that's in the clouds and doesn't know what to expect. there are many good contractors out there and many not so good ones either. when talking about costs/rates you should not feel your contractor is guessing costs/rates. In general, they should be derived as sum of adding variables.


To many, renovation maybe a fustrating process, but if in the end, that can result in going back everynight to a comfortable home, all may just be worth it. Good luck!
