2 weeks notice from landlord. Is that legal?

If a lease is due to renew on 15th October and the landlord does not give notice until the 1st October that he wants a 20%+ increase does the tenant have any right to say 'this is late notice, I have a right to renew at the existing monthly rate' (or is this far too wishful thinking)


If the landlord is overseas does the notice period run from date he sends a letter or date received?

If you have a two-year contract which has just ended, i.e. it started after 9 July 2004, then the landlord doesn't have to give you any notice at all. Saikunga, you are misinformed I'm afraid. These days a lease finishes at the end of the two years and, unless the landlord and tenant have already negotiated new terms, that's it. If Elkira is talking about the end of the first year then that's different, but not if s/he means the end of the lease.

Saikunga, it may be ridiculous but it's the law. This was emphasised a few times by my lecturer when I was taking the Estate Agents' course for my exam. I don't know why you had to get your solicitor to give notice - maybe it's the way your particular tenancy agreement was worded or something. But it is definitely true that when a lease ends, it ends, and the landlord does not need to give any notice.
