Can anyone share any advice or experience with breaking a lease that doesn't have the lease break clause. We have heard of people breaking it due to medical reasons, can anyone confirm this works, also I was wondering if anyone can share another way with me?

The Tenancy Agreement that you signed is the agreement you and the landlord made. If this doesn't have a break clause in it, then you cannot break the lease. If you want to try and break it without losing your deposit, and without the risk of the landlord making you pay the rental for the rest of the tenancy period, you need to talk to him/her and try to come to an agreement.

You know Brig, I've broken my lease many a time over the past couple of decades and never once had a problem. In all cases I was upfront with the landlord, honest about the reasons (relocation, redundancy etc) and always told him I'd find him a tenant to replace me. Very often I'd be told there was no need, but I did manage to find replacements for most. Meet face-to-face, at the end of the day, landlords are people too. I've never paid a penalty, and in 2 cases, the landlord offered up cheaper properties he owned! Good luck....

marieantoinette, I think you are right. Honestly is always the best policy and wherever we have lived we have always been honest. We are going to meet face to face with the management and see if perhaps sub leasing might be an option for us to be able to move. We were lucky with this deal and very furtunate with the rent cost too.
We have nothing to loose by asking if they will let us sub lease or break our lease. Thank you for your posting, we will give it a go.
