Renewing Tenancy Contract

In the current climate where anyone could be out of a job tomorrow, is there any scope for having a more flexible break clause on a tenancy agreement than the norm of 12+2? We are about to sign for a new contract but obviously concerned should we lose our jobs....any advice welcome thk u!

Although the usual break clause is two months notice after the first 12 this does not mean you cannot try on say 2 months after the first 6. It all depends on the landlord... obviously they prefer not to do this but if they are having a hard time renting the apartment they may consider.


We are shifting offices next week (our Landlord tried to boost the rent 25% because they fixed up the lobby recently... so we moved to a place 50% bigger for slightly less than we are paying) and we tried on all sorts of unusual conditions (including a walk in cold room for our Molson stock) - he preferred to stay with a more standard contract but ended up being VERY flexible on the monthly rent.

We have been in exactly the same situation as you we are about to renew our our tenancy agreement and realised that if my husband would loose his job we could be liable to pay up a lot of money, we are repsonsible for our own rent and get no housing allowance and my husband would only get three months notice. I wrote a letter to the landlord and explained all this and asked for a three month break clause after three months of signing the contract (3 +3) but he came back and gave us a 3 month break clause from the beginning of the contract so we could give notice 3 months notice the day after our new contracts begins. I think if you are good tenants then your landlord will do this. I never realised how we could have got ourselves in financial difficulty not having this clause in future I think we will insist on this clause whenever we sign a new contract. I did also say that we would only use this clause if my husband was laid off from his present employment and we would be quite happy for him to write this into the contract as I didn't want him to think that we were waiting for rents to drop more then give 3 months notice. Good Luck - I must admit I sleep better at night knowing this clause is in place.
