Advice needed leasing an apt

For personal reasons my family needs to break our lease on our apartment in Happy Valley. Our landlord has agreed to let us break the lease when we find another tenant. I have listed the apartment with almost all of the agents in Happy Valley with no success so far. I have also listed the apartment on this website. Does anyone have any advice on the fastest way to secure a new tenant in Hong Kong. It just seems to be taking a while over a month now. I am somwhat dubious about the agents here in Hong Kong and wonder sometimes if I am being taken for a ride.

Any advice or contacts for property agents would be gratefully appreciated.

I am a local HKer. The rental market is fluctuating sometimes. I have my apt here in kowloon side and right now I am still waiting for tenant even I have posted my ad to all local agents in March.


I guess what you may do to rent the flat out is to lower the rent a bit to see if it attracts prospective tenant. After all, there are lots of apt available now in HK for rent and in order to rent it out quicky, your price has to be competitive.


Do you mind telling me what is the location your rented property so that I can judge whether yours' is overpriced or at market price.

Emma, as the agents aren't charging you anything to list your property they definitely aren't taking you for a ride. Apart from the problems Patrick has mentioned, there's also the problem of how long the lease has to go? If the landlord wants the new tenant to take over your lease, rather than start a new one, this may be less attractive - if there is, say, a year to go, for example, then prospective tenants are put off by the fact that in a year's time they will have to find a new flat, or suffer a rent increase. If I have any clients looking in the Happy Valley area I'll let you know, but I don't have any right now.

Thanks for your advice so far. There is over 18 months to go on the lease and as far as I know the landlord is happy for the tenant to sign a new lease. We understand and have told the agents that we will be paying the landlords fee to the agent that leases the propery, so as far as I am concerned the agents will receive payment. I will clarify that we are completely aware of our responsibilities as tenants who have broken a lease.
