i hv been reading this forum subject and really find some information provided really useful. Very very likely our landlord will be terminating our lease soon and we got to hunt for apartment again. Looking at the current property market in hk now, prices for both sale & rent have been raising. We been debating if we should buy a unit rather than worrying about the raising rental.
Is it too late to enter into the hk property market now? Spoke to some property agent, said that price will continue to raise next year. but not sure how true this is, knowing that the property market in hk is like a rollar coaster.
really appreciate any feedback.

Reputable agent told me there has been a 10-15% price increase in the last two weeks in SOHO area (though was flat for quite a while prior to that). The agent not spruiking as we know each other, just stating a fact.
See the recent Merrill Lynch and Goldman Sachs reports (or the news reports of the reports), 20%pa+ for next two years is their view. Who knows, but there is a buzz out there that is completely different to anything in years. To me feels like Singapore two years ago. HK property market definitely a roller coaster, but seems on the way up!
What else can happen when you have a USD peg, asset inflation is main outlet.
Certainly interested in other views.

thanks for all the replies. will definitely do more research, but feel that now is a higher price to enter and agents definitely trying to cash in more sales now.

I'm an agent and never give anyone any advice on what the market's going to do, because I'm not a fortune-teller! Who knew that SARS was going to happen, for example? The market could go up, or it could stay the same, or it could go down.

the longer you wait to get in the worse the situation will be - general golden rule of property. unless you get 'lucky' with something like SARS happening or being liquid and able to move fast at the bottom of a crash. even then with the current upward trend any crash in a year-24 months might not take the market back below where it is now.

Based on the uncertainty of gobal stock market performances, with it already being so high now a days, the stock market will likely to head downwards. If so, investors will be looking into relocating their funds. Other than the stock market, their next best bet would be properties where they can see larger margin gains... So I agree with the analysis, the propety prices will raise....I won't be surprised that the market will surpass 1997 peak in the next 2 years... A lot of people had done well playing the stocks. With all those extra cash, they will sure use it to flip properties. There is no way they would bank it to earn minimum interest.

I think Sai Kung means buying a property for self-use and long term investment. Would work for most locals, and some expats if they plan to stay in HK for 20-25 period.
If for short term like a few years, then this would be a gamble.
