Crystal Cove is the two new towers in Caribbean Coast. I've just recently moved to CC and really enjoy the place. IMHO, CC is a much better prospect than Coastal Skyline. The facilities are much better, the apartments are nicer, the clubhouse is great, security is very good, we have a small mall within the complex including restaurants, pharmacies, doctors, park n shop and more....

thanks ilovecc........i find coastal skyline so quiet compared to CC, mostly expats living there as the rent is slightly higher, playroom is not as nice too as CC, no shuttle bus too, you have to walk to mtr....well, i guess i've made a decision, we'll wait for crystal cove to open this month. Thanks.

by the way......the only thing we don't like is that there is no maid's room in cc, unlike in Skyline. Where does the helper sleeps? there's a storage room but there is no window.

we have a young daughter too and we love cc. we gave our helper a normal sized room (the 2nd biggest one) on the condition that we can put our odd bits and pieces in there. plus she can do the ironing etc in there without the baby tugging at the cord etc.

We gave our helper the smallest room - but we had everything custom build so the room also doubles as the ironing room.
I assume from your post that you'll be renting rather than buying? If so, why Crystal Cove? The layouts and sizes are exactly the same. And if you're looking for a brand new apartment (never been lived in) then there are also plenty available in the other towers. I bought mine 2nd hand, and the cabinets still had all the shrink wrap on from during the fit-out!
The reason i say this is that rental wise, the new blocks seem to be about $1000-$2500 more expensive than the other blocks.

What's the going rental rate now for Carib Coast? Crystal Cove?
Our landlord will meet with us this week to discuss an increase in our rent. Need to know what options we have.

Increase in the rent?? The property agents told me that because of the new towers, prices in the old towers will go down a bit for rent. When i was house hunting i saw, what felt like, almost every empty flat in CC.
Fully furnished (in very very good taste - not the usual rubbish furniture) 1025' on 53rd floor was going for HK$9500/month but could negotiate down to 9k. Completely unfurnished was going for around $8.2k for 1025' also on very high floor 60. Both of these flats were in Phase 2.
I would assume with the new supply coming on, that prices would drop a little bit.

Yes, we are just renting out, i like CC as it's new, all our moves, i'm used to living in a unit that has not been rented before. I can request curtains and wardrobe from the landlord of my choice. I don't think i have lots of choices in the other towers. Which tower are you in? i also heard that there are 3 cases of suicide in the old towers, i don't know where specific, so better to choose from the new one.
Do you have any idea when will crystal cove open? it should be May 1st, but now they say end of May or early June.
Has the big pool been opened?
I'm not sure of the prices yet, but it's around 10k.

A few weeks ago I was quoted 14K for the bigger flats (around 1,200 sq ft - flats A and H) in Towers 9,10 and 11 - high floors. We were told Crystal Cove would be open in July and probably more expensive than this. I must admit this is more pricey than I had expected. The bigger pool had not yet opened.

14K - i hope it had gold taps in the bathroom?? Your agent was taking you for a ride. The 1200 flats are going for 10k-13k. 13.7k being a top floor unit, with furniture - but that has been leased already. 10k would get you a semi-furnished unit, mid-floor. 1025' flats are between 8k-10k. I used Midland who are based in the CC Bazaar. Centaline and the others were not to my expectation.
boss - i'm in Tower 12. I saw a lot of apartments in T11/12 that have never been lived in as evidenced by the shrink wrap on everything. Yes, i've heard about the suicides also, but those have been in Phase 1.
There are some people already doing renovations in Crystal Cove. As for the pool....they've begun cleaning it up so sometime soon hopefully! Check out www.caribbeancoast.org - our community forum!

chiriqui, ilovecc is right, 14k is too much, coastal skyline is only 12k, and our agent said CC is cheaper by a thousand. We are looking at 10-13k at crystal cove. We are using midland too.

Interesting - thanks for the tips on prices. We used Centaline. I did think it was too much given that a friend of mine is paying 7K for a 900 sq ft unit in phase 2. Of course the agent told us the high cost was because the A and H flats are the most popular with expats! We told him we were currently living in Central (probably a bit stupid of us) so maybe he thought we had loads of cash.
annebin - we were told that towers 15 and 16 would not be available for lease for another few months.

From what i can see, the people are coming in and out of tower 15/16. New owners taking possession, workmen coming over to do decoration etc. etc...
Looking down from my balcony at the big pool now, i see around 5 people sweeping floors etc...so hopefully soon!
Btw Chiriqui - whenever i look at properties with an agent, i always say i live in Sheung Shui, Ma On Shan or Tsing Yi....never Mid-Levels, Pokfulam or heaven forbid Repulse Bay!! Agents can smell their next paycheck a mile away....

Have you decided where to move? We have change our mind, we are now considering skyline instead of the new crystal cove. I find it small and i have a helper, i can't afford to give her the other room. Skyline has a maid's room.

There are several playgroups in Tung Chung - in CC or elsewhere. You can also go to the discoverybayforum dot com to look for playgroup info there. DB is only a 15min bus ride away.
I'm not sure about guests at the CC clubhouse - but i'll look in to it! Honestly, i've only been in there about 2 or 3 times in the last month! very busy!

We haven't gotten around to do some more flat-hunting during the weekend. No new listing according to our agent, anyway not really in a hurry. Unfortunately, the flat we were eyeing at S/Crescent was sold a couple of days ago.
Question to the peeps in CC--what's the frequency of the shuttle buses to and from TST, Central and Citygate? Anything you guys find inconvenient --like long queues in the morning, etc.
I like CC because of the balcony and the chance to have a pet. C/Skyline and S/Crescent because of the distance to Citygate.
In S/Crescent, only residents in 4 towers share the clubhouse. Do the clubhouses in CC and CS get too crowded?

frequency is about 5 minutes if i'm not mistaken. check it out from the carribeancoast website.
I went to CSkyline clubhouse and it's not so crowded unlike with CC, but cc's clubhouse is huge so no problem.
The bus from CC to mtr takes around 5-6 minutes + waiting time. I walked from skyline to mtr thru citigate and it took me 7 minutes(i walk slow), so it's more or less the same and you get to exercise.
Yes, i missed the balcony but i have a maids room, you can't have it all.

annebin> Have friends in CC and CS. Both say to allow an hour to get to Central by shuttle bus/MTR.
There is a residential bus service from CC to TST and Central, 30-35 mins and 30-45 mins respectively, which runs at AM and PM peak times. Central bus is Mon-Fri and TST has a few on Sat.
Friend in CC says that many residents (tenants and owners) she's spoken to agree that they would not have considered moving there if it weren't for the residential bus - even though it's a pain to apply for - as the daily inconvenience just wouldn't be worth it.
Just so you know, the Phase 3 shuttle buses haven't started yet and the Phase 2 buses have to accommodate passengers from 7 towers (now increasing as the last two towers open up). As a comparison, the Phase 1 buses only have passengers from 4 towers. So expect to wait for the shuttle bus - and not just at peak times. My friend had to wait for 20 mins one Sunday morning and she was at the back of the queue!

Yeah, i've never had to wait longer than 6-7 mins for the bus at the MTR station. It seems that they have 2 large and 1 small bus running during the peak times.
My wife and i both work in Central (Exchange Square/IFC), so for us taking the MTR is the most convenient method. 40-45mins each way with a coffee pit stop!
The CC shuttle bus operates from 5:45am to 1:25am both ways and a frequency of 5-10 mins depending on the time of the day.
Spent some time at the clubhouse the last couple of days in Phase 1, and whilst i was expecting it to be pretty crowded - it was completely the opposite. As boss said, the place is huge!!

Saw some units at CC during the weekend, including a unit in tower 15. They keys were turned over just last week, so everything still has plastic. The ref was even in a box..Bottom price for an unfurnished unit is 13k for an A or H unit

how are you? just to update you that we have moved in at Skyline. How about you annebin? have you made decision where to move?
I can't find a playgroup for babies here, our clubhouse playroom is good for 2 years and above, no space for babies to crawl. I heard CC has it, have to look for a friend in CC so i can go in the clubhouse. Or do you know any playgroup here? i called sunshine and greenfield, they only accept from 1 year old. My baby is 9 months.

The first owners of La Rossa BLK A get their keys on 4,5, & 6 Sept. Since the developer is giving them money to buy furniture you can expect these flats on the market soon. Current rental prices from agents are 12-13K, fully furnished.
