Property in 2013 - Forecasts

I interested in hearing people's views on Property, in Hong Kong and elsewhere for the new year about to begin.

WHAT DOES THE DATA SHOW ??

The increase for 2012 (year to date) was big, about 20%
but so was the increase in rents (maybe 18%?)
The other thing for 2013 was that cheaper properties tended to rise more in price than expensive ones...

Here are my "most likely" scenario expectations:
1st tier investments:
Australia - 5-8% up
Singapore - 1-4% up
Hong Kong 6-9% up
2nd tier investments:
Jakarta: 8-14% up
Manila: 6-9% up
KL: 6-9% up
