Hi, just wondering if someone can let me know the best way to go about breaking a standard 2 year lease after about 5 months.

get someone else to take it over from you - that way the landlord doesn't lose any money, you are not required to pay out - but you need to make sure that it is done properly.

Also talk to your LL - as rents are rising at the moment they may like this opportunity to increase the rent.

Hey Jakir, I'm trying to break lease too. But I have been told that HK Landlords are very tough and they will not oblige. I'm in a better position though. Its a two year lease with 10+2 break clause of which I have completed 9 months. My LL told me that I need to find a new tenant and also pay for the agency fees and stampduty for the new lease. This will enable to get back my two months deposit plus one month rent neen not be paid. But getting a tenant seems difficult.

Hi ashongkong - i should have known that it wouldn't be easy. I haven't tried to get a new tenant yet but I'm in a good apt in the soho area so don't think it should be too hard to find someone. Did you speak to your LL or have you just gone through the agent?

I have requested my agent for advice. I have kept a good relationship with them for the past 3 years and hope to get help from the agency. LL is behaving tough.
