We only moved into our apartment 5 months ago on a 2 year lease. Today our landlord rings up and says he's lost his job and is selling the aptartment. Where does that leave us? I may be wrong but I thought that in HK you are locked into a lease for the first 12 months and then either party can give notice. Does the new buyer have to take over the lease until we've been here 12 months? Or are we at the mercy of the new buyer?

Yes the new buyer takes over the lease, and can't give notice until the end of 12 months.

Make sure that your current landlord gives your security deposit to the new landlord, and that you have it in writing that this has been done, signed by the new landlord. Otherwise, at the end of your lease, or after 14 months, your new landlord can simply refuse to give you the deposit back.
