Breaking Lease?

ORIGINAL POST

I am 4 months into a 12 months lease on a flat. Suddenly I have lost my job and therefore I am returning to Australia.

If I just leave I realise that I will lose my 2 months deposit but will I also be charged for the remaining 8 months of the lease?

Sorry to hear about your job. Similar situation happened to a friend of mine. The landlord was great and allowed her to find someone to take over the lease. Instead of loosing out on the remaining months of rent the only thing you'll probably lose out on is 1/2 or 1 month rent or whatever the agency fee. She used an agent to post to help her find a replacement. Hope that helps.

Not that I'm suggesting this, but what happens if you just leave? You may be in trouble if you ever want to come back to HK, but would they be able to find you in Australia?

Depends on what kind of guy the landlord/landlady is. Have broken my lease on no less than 3 occasions over the years, always for very good reasons, and have had nothing but sympathy from mine. It does smooth things over too if you can find someone to take over your lease at the existing rent - just ask around.
